Settlement update | Important information
We can’t wait to welcome you to your new apartment at Grace in just a few months’ time.
We anticipate calling for settlement at Grace in late August. With only three months to go, now is the perfect time to ensure you are well-prepared for each phase.
We will communicate with you regularly, ensuring that you are aware of what you need to do to help your settlement experience be as smooth as possible.
There are several key project milestones which we will reach in the coming months. We have outlined below the action which you will need to take at each step. We will contact you with detailed instructions on what you need to do in the timeframes outlined below.
Milestone 1 | Call for finance valuations
If you require a finance valuation to be completed on your apartment, we will invite your valuer to book this in, in July.
Your finance valuer will be able to book in a time to inspect your apartment with a Reside representative. Access will be limited to your valuer only and will not be an opportunity to view your apartment.
We recommend that you start contacting your financial institution now to ensure that you are ready for settlement.
Further instructions will be sent to you in July.
Milestone 2 | Call for pre-settlement inspections
Your pre-settlement inspection is your only opportunity to view your apartment prior to settlement. We will invite you to book in your pre-settlement inspection in August.
This is your opportunity to view your apartment and the lifestyle amenity at Grace for the very first time and ask any questions you might have regarding the settlement process.
Notice will be sent to you in early-August detailing the procedure you will need to follow to book this appointment.
Milestone 3 | Call for settlement
Once the above steps have been completed, and the builder has achieved Practical Completion, we will lodge for Code of Compliance with Auckland Council.
The Code of Compliance is a formal statement confirming that the building work is compliant to the building consent and in accordance with the New Zealand Building Code.
Once the Code of Compliance has been received and Certificates of Title have been issued by Land Information New Zealand, we will call for settlement.
We anticipate that this will occur in late August.
You and your solicitor/conveyancer will be notified upon issue of each of these project milestones. You will need to confirm your exact settlement date with your solicitor/conveyancer.
If you are moving into your apartment, you will need to arrange a Key Collection appointment with Reside.
This appointment is your official welcome to Grace where we will hand over the keys, finalise any paperwork and guide you through the move-in process. We will send you details on how to book in your key collection appointment when we call for settlement.
